what the law says
Two separate regimes, depending on whether the home is let under a residential lease or as a furnished tourist let. Texts read on 18 October 2026.
- Residential lease
- Article 6 of the law of 6 July 1989, as amended by the Climate and Resilience Law of 22 August 2021: a decent home is rated between A and F since 1 January 2025, between A and E from 1 January 2028 and between A and D from 1 January 2034. According to service-public.fr, only a home rated A to F may be let under a residential lease signed, renewed or tacitly extended between 2025 and 2027. The rule covers a home let as the tenant's main residence or under a mobility lease, not a furnished tourist let.
- Furnished tourist let
- Law no. 2024-1039 of 19 November 2024, the Le Meur Law: from 1 January 2034, a furnished tourist let must meet the energy levels of a decent home, that is ratings A to D, unless it is the owner's main residence (article L324-2-2 of the Tourism Code). Where the town makes change of use subject to authorisation, that authorisation requires a DPE rated A to E, then A to D from 2034 (article L631-10 of the Construction and Housing Code).
