Frequent questions on DPE F and G in Chalon-sur-Saône
My property is on a street in the list. Is it automatically non-compliant?
No. The list aggregates individual assessments by street. Two flats in the same building can have different ratings (insulation, exposure, equipment). It is a statistical proximity signal, not a legal finding. Only an up-to-date DPE counts.
If I let my property on Airbnb, am I affected by the 2025 and 2028 bans?
Not yet. The 2025 ban on G and the 2028 ban on F apply to classic residential leases. For furnished tourist lets, the Le Meur Law sets a minimum D rating from 1 January 2034. But a French town may, here and now, require a minimum D rating in its local rules (Annecy, Saint-Malo and La Rochelle have done so).
What does it cost on average to move from G to D?
In Chalon-sur-Saône, on 19th-century stone buildings (Centre-ville, Île Saint-Laurent), the move from G to D typically costs 14,000 to 45,000 €: loft insulation, boiler replacement, double glazing, mechanical ventilation. MaPrimeRénov' and the CEE energy saving certificates cover 35% to 70% depending on income and the scope of works.
How long does the partner firm's pre-audit take?
48 to 72 working hours after your request. 30-minute phone pre-audit, reading of your existing DPE if you have one, banning scenario by use case (primary residence, classic lease, furnished tourist let), first works estimate. If you want to go further, the firm sends a costed quote within 7 days.
